As some of you may have read from my previous blogs or you may have noticed my recent listings on the AR MLS. I have been working on several marketing strategies that I have written about and tested here. Some of the great feedback has and I am sure will continue to help me critique and refine my skill and knowledge as a mortgage professional.
Recently I have not had time to blog as much. I have a goal of becoming # 1 AR blogger in NYS, but it is going to be hard at this pace. I know some people are super stars and can do it all ... But man I have produced a serious influx of business from my recent marketing efforts and I have not had as much time to blog.
Today I got my first inquiry about a property that I am co-marketing with a Realtor pal of mine. The property is a wonderfully historic 11 unit income property built in 1898. I have received a few compliments on the listing and today have received an inquiry on it. I certainly do hope to help get the property sold with my partner on the project.
I stayed up all night and thought of a great idea on how to market real estate for sale on the Internet for free and generate a lot of traffic to a given property. My ideas to to post free listings on sites like craigslist.com, backpage.com, homegain.com, trulia.com and a few other listing sites.
Basically I was just going to post basic classified ads as a free service and a way for me to build a referral base. I posted a few of the letter templates that I wrote here on AR with a request for advice and any constructive criticism that could help me refine the approach.
I got some great advice and really made a nice letter which I posted here. I had the letter I just wasn't sure which platform to begin advertising the listings on.
I know that many of you do not like sales people I'm not big on them either. I'm not inclined to work with someone who's goal is exclusively to earn a commission at your expense. I will listen though if what the person calling is making sense in his communication. If it is something that I could not possibly use (in most cases) I politely end the conversation and hang up.
I recieved a call after posting my letter from a gentleman named Chris Bates from www.domoreloans.com. He explained to me what it is that he does and it fit perfectly into my marketing portfolio. Now I am still doing other things to get the word out but Chris's set up really is extremely user friendly.
I am able to bring some real value to the table now. I have buyers contacting me asking me questions about a property that I have the full details on. I can qualify the buyer and make sure they really are a buyer and not a lokker before I pass them on to my realtor partners. I can track all of the hits from every website that I put up internally through the interface. I can put up an unlimited number of websites. one for every property listing. This really is a great resource for loan officers. Not only can you produce a steady stream of qualified buyers and direct them to the listing agent of the property they called about but that kind of value is reciprocal.

I am also advertising in print but I don't have the ads that I am going to run narrowed down yet, it is a work in progress. I am open to suggestion. I hope I get some fresh google juice from the fresh content on my blog. I just learned how to use google robots:)
