North Country Mortgages

Blogging to Blog.

I am ranked number 35 on AR in NYS. This is cool because I have a goal to set myself up as one of the top bloggers in the state. I love the exposure that I get by being a part of this community. I am also blogging on a few other sites.

I used to not be able to find myself anywhere in google.com. Now if I type my name I am all over the first page. In addition to that if I type in simple search terms along with the area many of the listings that pop up are mine. Its very cool to see hard work paying off. I am getting more referrals now than I ever have in my life.

Established Profitable Turn Key Business!!

I know that typically I should not post these listings to real estate professionals. I read that on the AR active MLS. I won't post it to real estate professionals, but I think that it is beneficial for people looking to enhance their marketing to see what I am doing with my realtor counterparts. So here it is, this is a great turn key operation and if you are an investor reading this do yourself a favor and give me a call!!

Does anyone in NYS recomend a solid appraiser?

I need a few good appraisers in NYS to cover basically the entire state. I don't have a cardex of appraisers anymore because my primary lending area has changed. I've got Plattsburgh and surrounding areas covered, but i've got no one passed Glens Falls, NY and further downstate. I do a lot of business in the Sullivan county area and I do not have a single reliable appraiser. If any of you are appraisers and you could use some more business PLEASE send me an email or give me a call ...I could use your services.

    Listing Update!!

As some of you may have read from my previous  blogs or you may have noticed my recent listings on the AR MLS. I have been working on several marketing strategies that I have written about and tested here. Some of the great feedback has and I am sure will continue to help me critique and refine my skill and knowledge as a mortgage professional.

Recently I have not had time to blog as much. I have a goal of becoming # 1 AR blogger in NYS, but it is going to be hard at this pace. I know some people are super stars and can do it all ... But man I have produced a serious influx of business from my recent marketing efforts and I have not had as much time to blog.

Today I got my first inquiry about a property that I am co-marketing with a Realtor pal of mine. The property is a wonderfully historic 11 unit income property built in 1898. I have received a few compliments on the listing and today have received an inquiry on it. I certainly do hope to help get the property sold with my partner on the project.

I stayed up all night and thought of a great idea on how to market real estate for sale on the Internet for free and generate a lot of traffic to a given property. My ideas to to post free listings on sites like craigslist.com, backpage.com, homegain.com, trulia.com and a few other listing sites.

Basically I was just going to post basic classified ads as a free service and a way for me to build a referral base. I posted a few of the letter templates that I wrote here on AR with a request for advice and any constructive criticism that could help me refine the approach.

I got some great advice and really made a nice letter which I posted here. I had the letter I just wasn't sure which platform to begin advertising the listings on.

I know that many of you do not like sales people I'm not big on them either. I'm not inclined to work with someone who's goal is exclusively to earn a commission at your expense. I will listen though if what the person calling is making sense in his communication. If it is something that I could not possibly use (in most cases) I politely end the conversation and hang up.

I recieved a call after posting my letter from a gentleman named Chris Bates from www.domoreloans.com. He explained to me what it is that he does and it fit perfectly into my marketing portfolio. Now I am still doing other things to get the word out but Chris's set up really is extremely user friendly.

I am able to bring some real value to the table now. I have buyers contacting me asking me questions about a property that I have the full details on. I can qualify the buyer and make sure they really are a buyer and not a lokker before I pass them on to my realtor partners. I can track all of the hits from every website that I put up internally through the interface. I can put up an unlimited number of websites. one for every property listing. This really is a great resource for loan officers. Not only can you produce a steady stream of qualified buyers and direct them to the listing agent of the property they called about but that kind of value is reciprocal.

I highly recomend that if you are a mortgage professional that you go to domoreloans.com and sign up.

I am also advertising in print but I don't have the ads that I am going to run narrowed down yet, it is a work in progress. I am open to suggestion. I hope I get some fresh google juice from the fresh content on my blog. I just learned how to use google robots:)

    Appraisal Woes.

I am having trouble with an appraiser. I have sent him a reasonable amount of business recently so I am not sure why I am having so much difficulty in dealing with him. The reason I began using him was because of his "24 hour turn around time". The first appraisal that I sent out to him was back same day.

Now he has seen a property for me on Monday last week which makes it a week today. My borrower has been calling me because we were suppose to get this deal done in 1 week. The lender that I am going to with this is on a 4 day turn time for conditions.

My borrower called me about 2 hours ago, he said that he called the appraiser up and the appriaser told him that he already sent out the appraisal. I know they have my email address correct because I have recieved numerous reports from them before.

I left a message saying that my borrower just called me and told me that the appraisal report is sent out already and I just want to make sure that "you" have the right email address. I still have not recieved it and I have not been able to get through to the appraiser on the phone. This is getting ridiculous .... The thing that is really bothering me is that this is that this is a done deal. I even have title back and the value isn't tight at all. Even if the house underappraises significantly we have plenty of wiggle room without taking a hit on rate.

Also I have sent this guy a decent amount of business in the short time that I've been dealing with him. I can't imagine what could be holding up the appraisal or why the appraiser would be dishonest with my borrower.

I feel like pulling my hair out. Maybe the appraiser is going through a difficult time personally which if so sucks, but if that is the case its not right to cost other people money and make them look bad.

Anyway just felt like venting my appraisal woes here. Your opinion's are vlued as always. Thanks for reading.
